151 SE Alder

151 Alder is a 9 Story concrete frame commercial building located on a 10,000 sf corner lot in the heart of the Central Eastside Industrial District. Long limited by its strict industrial zoning, the central city district is redefining itself with new notions of modern industry and a related zoning overlay. This allows for up to 70,000 NSF of industrial office use, the area that ultimately defined this structure’s size. Functionally, the building is a 92,000 square foot commercial building with one level of below grade parking, that will house design and tech fabrication uses as small as 1,500 square feet.

151 Alder’s site is at the heart of the historic fabric of the district and as such allows for a representation of contextualism on two fronts:

Context of Purpose

151 Alder embraces the idea of the frame to not only guide the structure, but also as a modern extension of the adaptable space found in the district’s timber and concrete framed industrial structures. Placement of the service core was biased toward the interior of the block and the structural design was carefully analyzed to eliminate any shear walls in the field of space. As both a point of demonstration, but also as iconography, the concrete frame is clad in glass to lay bare it’s industrial underpinnings as well as illuminate the workspace within and create an ever-changing billboard of internal use patterns.
